Our property management office is based in Nosara Costa Rica, on the Guanacaste Pacific Coast. We offer professional property management services to home owners, with online accounting and receipts. Our service area is the Nicoya Peninsula and Pacific Guanacaste Coast of Costa Rica, including the beach areas of Nosara, Playa Guiones, Pelada Beach, Playa Ostional, and Garza Bay. All Properties are not the same... so we offer different levels of service, based on your property type and your personal needs and requirements. You may simply need us to check on your undeveloped land, lot or house, pay the utilities, and hire a gardener. If you choose to rent your house, we can take care of marketing and promotion, rental management and bookings, meet and greet guests, cleaning and maintenance. If you are out of the country while your house is being built or renovated, we can oversee construction crews and send you daily progress reports. No long-term contracts required! We provide your property management service on a month-to-month basis. You may only need our services for a couple of months while you are away. Or you may need full services most of the year, with reduced or no services while you are here. We are here for you - when you need us. Peace of Mind Track everything in your Virtual Office. If the gardener charges 800 colones per hour, then that is what you are billed (at the current exchange rate, of course). Photocopies of expense receipts are published in your Virtual Office You Control Expenses No expenses are incurred without your prior approval. YOU set the maximum spending limit by sending us a deposit. We recommend that you send us a deposit based on an estimate of fixed, recurring monthly expenses, such as utilities, gardener, pool maintenance. At any time, you may easily lower this amount by specifying your own authorized limit in your virtual private office, down to an amount of $0 if you wish. Unusual expenses (amounts which exceed your deposit) can only be incurred if you send us a payment in advance. Simple Billing Statements Your monthly statement is billed in US$ on the first of each month, and will include a charge for the current month's administrative fee, plus expenses incurred throughout the previous calendar month. A late charge is incurred after the 10th of the month. You will also receive e-mail reminders. Secure Online Credit Card Payments Payments can be made easily and instantaneously by using your credit card. Just click on the "Pay Now" buttons in your virtual office, and your online payments are sent through the secure servers at PayPal. No hassles with bank checks, no wire transfer fees and confusion. 
Rental House Management Monthly accounting statements include all income and expenses, receipt photocopies, and bookings calendar. Rental revenues are easily transferred to the owner's PayPal account, no waiting, no wire transfers. |
